Discovery

Identifying or discovering sites that present a unique investment opportunity is not a simple process, but one that takes expertise in a number of areas from planning laws, physical site constraints, construction techniques, engineering and personal experience. In this first stage of working with Theotes, we get to know your requirements and then scope opportunities accordingly. We may already have a site suitable for your investment portfolio.

 
 

Theotes will manage the following stages of this process:

  1. Evaluation of Joint Venture Operating Partners in order to determine capabilities and meet investment objectives, ensuring transparency and alignment of interests.

  2. Thorough review of potential sites, ensuring due diligence throughout the entire review process.

  3. Identification of easements, infrastructure services and other physical site constraints.

  4. Identify zoning and site geo-technical parameters.

  5. Planning floor space ratio, heights, set backs.

  6. Determine highest and best use for the property and market demand.

  7. Development concept feasibility and financial modelling.

  8. Seek syndication and funding if required.

Analysis

Once a site is deemed fit for investment, Theotes will conduct and determine highest and best use for the property. A thorough analysis of the site including an assessment of economic viability based on concepts or sketches prepared by an architect. During this phase that we assess, analyse and clearly communicate the best use based on thorough financial feasibility studies for the various development options. The scope of this phase is to ensure we minimise risk and maximise the project outcome.

 
 

Once the highest and best use is determined, Theotes will complete the following:

  1. Valuation, investment analysis, risk assessment, research and co-ordination of due-diligence.

  2. Investment analysis support for all infrastructure and building development projects.

  3. Repositioning of assets to add value and maximise yield.

  4. Prepare architect consultant brief (this could be alteration of current concepts to suit highest and best use, or redesign of concepts based on recommendations).

  5. Provide early structural engineering input to optimise build ability and to ensure optimum project outcomes.

  6. Prepare consultants scope and obtain fee proposals and review consultant reverse briefs.

  7. Complete transparency on selection criteria and appointment of consultants.

  8. Manage the design and coordinate consultants to prepare DA drawings for submission to council.

  9. Liaise with council and consultants to DA approval.

  10. Review of Authority approval DA conditions of consent and prepare a list of actions for the various consultants to process construction documentation.

Delivery

Theotes will manage the complete life cycle project development from inception to delivery and handover. We would ensure that draft deliverables are reviewed and project objectives are clear and correct. A realistic timeframe for project completion will be assigned and linked to the deliverables.

 
 

In this phase, Theotes will ensure the entire project runs smoothly, and manage the timeline and budget. This includes:

  1. Development Project management.

  2. Consultant Coordination for finalisation of construction documentation.

  3. Appointment of Quantity surveyor for preparation of bill of quantities and construction cost plan.

  4. Preparation of tender documentation.

  5. Tender management and selection of contractors.

  6. Project management to delivery.

  7. Building and maintaining relationships with partners, service providers, brokers, financiers and other asset stakeholders.

  8. Planning and implementing asset management strategies in accordance with investment thesis, including operational and capital structure improvements and interventions.

  9. Periodic reporting, including quarterly, annual and bespoke performance and monitoring reports.

  10. Evaluating and executing investment exits.

 
 

THROUGHOUT ALL THREE PHASES THEOTES WILL IMPLEMENT ITS COMPREHENSIVE FINANCIAL CONTRACT MANAGEMENT SYSTEM. THIS WILL ENSURE COMPLETE CONTROL AND TRANSPARENT REPORTING OF ALL CONSULTANTS COSTs TO THE CLIENT.
